How We Operate
- WynneWorks seeks landowners to host small, 1-megawatt solar projects on a corner of their property under a 30-year lease.
- We work with the local utility to connect the project to nearby electric lines and sponsor any needed distribution line or substation upgrades.
- WynneWorks will offer to sell the solar power to the utility, oversee construction and financing, and arrange for system operation and maintenance for the full lease term.
- The landowner retains ownership of the land, with the soil effectively “banked” during the lease for ground-mount projects. At term’s end, we will provide for decommissioning of the facility and removal of above- ground equipment so that the property can be returned to its prior use.
- Any incremental property taxes resulting from the solar system improvements are paid by the lessee under the lease, protecting the landowner from increased tax liability tied to the system’s installation and operation.
What We're Looking For
- Size: Typically ~5 acres for ground-mounted systems (about 1 MW) or rooftops larger than 50,000 sq ft.
- Location: Near distribution lines, on flat to moderately sloped ground, with compatible zoning and access.
- Term: Standard 30-year lease with renewal options.
How It Works
- Intro & Fit Check: We start with a quick desktop review of maps, utility lines, and zoning to confirm site potential.
- Site Control: We secure an option or lease agreement with fair terms that protect both landowner and system owner/operator’s interests.
- Interconnection: We coordinate with the utility to study the site and estimate any upgrades needed to the local distribution system.
- Permitting: We handle all environmental reviews, land-use approvals, and building permits.
- Power Sale: We negotiate a long-term power purchase agreement (PPA) with the utility for the sale of solar electricity. WynneWorks generates revenue through the sale of clean energy to utilities or by partnering with larger developers to finance and operate projects.
- Build & Operate: We arrange for the financing, construction, and long-term operation of the project while landowners receive lease payments.
- End of Term: At the end of the lease, we decommission the system and restore the land for future use.

What It Looks Like
